The Village of Avalon (VOA) is one of 5 subdivisions comprising Avalon.  Each Avalon subdivision is Governed by its own Covenants, Conditions, and Restrictions (CCR's) and Bylaws.  In addition, the Main Entrance to Avalon is maintained by Avalon Master Association, Inc. and its operating budget is shared equally among four of the Avalon subdivisions.  There are to always be at least three, and no more than five, members of The Village of Avalon Board of Directors that are elected annually by the VOA homeowners.  The VOA president or his appointee serves on the Avalon Master Association, Inc. Board.

Homeowners of the Village of Avalon are expected to comply with the CCR's. Bylaws, and Architectural rules and the CCRs and Bylaws of Avalon Master Association, Inc.  Homeowners who rent their house are required to notify the Board using the form provided.  Neighbors who are renting are given the same privileges as owners except voting and access to certain corporate documents.

Annual Assessments are $1,100 per year, with $275 due at the beginning of each calendar quarter.  Homeowners are encouraged to set up recurring ACH payments to pay their assessments.   There is no separate homeowner assessment for Avalon Master Association, Inc.

The Commons properties are inspected on a routine basis.  Any areas that need maintenance or attention are noted and these deficiencies are sent to the appropriate vendor as needed.  

Individual lawns and/or home maintenance issues are also noted.  A list of the outstanding issues is also reviewed for prior items that have been resolved or may need additional letters sent or fines assessed as needed, per the VOA by-laws .  In certain cases such as empty houses the lawns may need to be maintained by the HOA and the charges will be added to the homeowner's accounts.  Other cases may require legal action.  A "Bullet List" of key covenants can be accessed here.
